A third problem is that caves are often too narrow to be comfortable, but that is not very hard to fix. The worst problem is ground water, which might do totally unexpected things, like completely fill the cave for a season or two and then vanish without a trace.</p>
<p>The straight answer is maybe, but probably not.</p>

<br />I imagine it works similar to the way it works in the US.  In the US the individual brokerage would provide on the job training or some sort of mentor-ship, but commercial brokers are a great deal more picky about rookies coming into the business so if you don&#8217;t have any sales experience it will be tougher to find a good broker.  Often there is continuing education apart what is necessary for licensing that is valued.  Where I am from one such program is with CCIM (see link) which can add to your credibility to your commercial real estate peers, and clientele.</p>

<p>I&#8217;ve had one moving out experience with some friends last year that went terribly and resulted in me coming home. So this time I would like to move alone, but I don&#8217;t know where to start.</p>
<p>I&#8217;ve been looking online to move somewhere in my area, but results are pretty few and quite expensive. Results for the wrong side of the tracks are really very rough but also very cheap.<br />
The cheapest in the nice sort of areas are studio apartments, but as cheap as they are, I&#8217;d like more than one room&#8230;<br />
I work in the inner city so wouldn&#8217;t mind going there, but its not cheap at all.</p>
<p>As an almost 23 yr old single male, student &#8211; what sort of place should I look for? &#8211; I only study part time and my job is 9-5, five days a week.<br />
I&#8217;d like somehwre I can invite friends, have girls back to, and basically just have some privacy and time to do my own thing. All the stuff you don&#8217;t get at home <img src='http://www.sokak34.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p>Next thing &#8211; I wasn&#8217;t involved in the initial settling last year, so I have no idea about the foundation stuff in a rental property &#8211; hooking up utilities and things &#8211; with the realestate mostly do this or do I have to contact providers?<br />
What do I need to do to set a place up for myself?</p>
<p>I know none of us here are from the same place, but could you give me an idea of how much this could cost me? maybe a rough percent of weekly wage is more easy than currency?</p>
<p>Last and least for now &#8211; how do I tell my mum? I&#8217;ve told dad, who&#8217;s delighted by the idea <img src='http://www.sokak34.com/wp-includes/images/smilies/icon_razz.gif' alt=':P' class='wp-smiley' />  but I haven&#8217;t told my mum yet, and she gets very touchy about these things &#8211; sort of, &quot;So you don&#8217;t like living with your mother????&quot; to quote direct <img src='http://www.sokak34.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  &#8211; any advice?</p>
<p>I&#8217;d really like to dive on this just after my birthday, so probably march time<br />
<br />Unfortunately if u have one income u may only be able to afford a studio. Utilities will be cheaper in a small place.. u can get a pull out couch that way when u invite friends over its not awkward having ur bed out in the open. Or one of those beds that pulls out of the wall.  At ur age as a single male that&#8217;s all u really need for ur first place.  If u involve ur mom she might offer to help u decorate or help w a bill or 2 to avoid u having to live in a bad area. Tell her u need her help looking, make her feel involved. Let her help u hang curtains n buy u food then she wont feel like u don&#8217;t want or need her. When looking for a place ask the landlord what utilities are included. Most apartments or studios will include like heat n hot water n u may just pay the light bill. When u know ur move in date say the 1st of march u call ur local utility company, phone company and cable company and arrange for them to come out and hook your services up on the first march&#8230; you&#8217;ll spend ur first day unpacking and waiting for these companies to show up n give u service. If all goes well ul be settled in by that night. Take the first yr to see what u like n don&#8217;t like, what u can&#8217;t luve with or without&#8230; when u finish school n have a better job u can be more picky about more rooms and things like laundry in ur apt or liking a bigger kitchen&#8230; more outdoor space, ect&#8230;</p>

Another important factor is whether the listing is &#8216;exclusive&#8217; to one Realtor or not.<br />
You can get several to compete to bring you the best price.<br />
The fee is negotiable, as are contract conditions, so haggle and this is one of the<br />
biggest deals you will ever do so know what you&#8217;re signing.<br />

<br />You have to obtain a real estate license, and be hired by a broker, at that point you pay to join the real estate board, and you pay for access to the data base.</p>

Only get an apartment if you can do a full walkthrough first, and ask the person showing you the place show your their ID to make sure it matches your lease paperwork.  Do a background check on the property to see who owns it.<br />
I&#8217;ve seen many, many scams where people give a deposit online, then get a key, and the key never fits the place</p>
