But I think the reason why I am successful is because I don&#039;t think like a real estate agent. I&#039;m an investor first and I think like an investor, not an agent looking at the 1-3% commission. It&#039;s amazing how much knowledge most agents lack when it comes to real estate.

I have started telling them when they call me that I will be gladly pay a 25% referral fee if they are licensed and send me a referral that results in a closing.  At that point they usually hang up or try to explain why the way they do it is better.  To which I reply &quot;If your program ever becomes compatible with mine I would be happy to discuss it with you&quot;.  That ends the conversation.

The money you spend on a monthly basis with them can better be spent on promoting yourself and your personal website.    If you don&#039;t have a website, get one.  Next to personal referrals the best place to find business is the internet.  90% of the buyers today search the internet before contacting a REALTOR. If you’ve signed an exclusive buyer’s agency agreement, many times those include clauses that the buyer will pay the agent’s commission if an unrepresented seller refuses to do so. In this case, the agent will show you the property….

But there’s a side note. It’s not at all unheard of for an unrepresented seller to outright refuse to so much as speak to your agent. Some of them are so nasty they assume any agent calling them just wants their listing. They won’t even give the agent the chance to inform them they have a buyer interested. Just keep in mind you can’t blame your agent if the seller refuses to communicate with them.  And in that case, you should ask yourself if you love the house enough to deal with someone so unreasonable. 

If you don’t have an exclusive agreement, your agent will talk about your options. At that point, you’re usually offered a choice: Do you want my help,, even if the seller refuses to pay me and  you have to pay my commission? Or do you want to be in this alone?
